Electricity costs/cleaning costs
The rental price does NOT include electricity consumption. The meter will be read by us at check-in and check-out and charged at 10 baht per unit. To minimize consumption and costs, please turn off all electrical appliances when you leave the house and limit the use of air conditioning to a minimum.
To control your consumption, there is an electricity meter in the upper cupboard between the kitchen and the back bedroom (one meter upstairs and one downstairs).
The electricity costs will be deducted from the deposit at check-out.
Security
Koh Lanta is a very safe and peaceful place. Nevertheless, there are also black sheep here. Lock all doors and windows when you leave the house and when you sleep. Please also use the extra locks on all doors. There is a safe in the bedroom on the upper floor for all your valuables.
Toilet use
There is no classic sewage system on Koh Lanta. We therefore ask you not to dispose of toilet paper or other hygiene articles in the toilet.
Please use the waste garbage cans to dispose of toilet paper and other hygiene articles.
Monkeys
There is a high population of monkeys on the mountain. Please do not feed the monkeys under any circumstances and do not leave any food or garbage bags outside!
Please also make sure that you take all shoes, clothes, towels and other items into the house at night – sometimes the monkeys take these too! Close all doors when you are not around. Monkeys can be very quiet when they enter the house.
Subletting/photo-video recordings/additional persons
Subletting is not permitted. Commercial photography and filming is not permitted without permission. Additional persons staying overnight must be reported to us and will be charged additionally.

Air conditioning
To avoid putting too much strain on the body, we recommend not setting the air conditioning below 22 degrees. The air conditioning also consumes the most electricity. We recommend that you only switch it on at night and when necessary.
Basic requirements
We provide you with hand soap, washing-up liquid and drinking water free of charge. Food, such as salt, pepper, oil, as well as toilet paper and garbage bags are usually available from previous tenants and can of course be used. However, this is not a guarantee. We recommend that you equip yourself with the most necessary items. This includes in particular toilet paper, detergent for clothes and bin liners.
Car rental
If you need a car, please contact us. We will be happy to organize it for you.
Check-Out
The check-out time is 11 am.
Please inform us of your planned departure time so that we can arrange a joint handover.
Children
Parents are liable for their children. We are NOT responsible for accidents or damage caused by your children. Children must be supervised by you.
Cleaning
Cleaning is done once a week. No cleaning is provided for shorter stays.
Cleaning is once included for stays of 14 days or more. Additional Cleaning costs are 2.500 bath.
Cleaning includes a complete change of bed linen and towels.
If you require additional cleaning, please contact us.
The cleaning times are between 10 a.m. and 4 p.m. and are approximately 3 hours per apartment.
If you would like the cleaning to be as thorough as possible, please remove all bags and other items from the cleaning area. Please keep all valuables in the safe.
We coordinate the cleaning dates with you.
Cleanliness
Please respect the fact that it is also our home. Please leave it clean and tidy and report any damage to us. Larger damages are covered by the insurance of the booking portals.
Coffee machine/automatic coffee machine
A portafilter machine and a fully automatic coffee machine are at your disposal. We will explain how these work at check-in. You can buy coffee powder and coffee beans at Lanta Mart in Saladan.
Please clean the fully automatic coffee machine after use, especially when making cappuccino or latte macchiato. There is a button on the milk container to remove the container. Instructions for the machine can be found here
Damage
A mishap can happen to anyone, that’s not a bad thing. Please report any damage you have caused to us immediately or at the latest when you check out. Larger damages are covered by the insurance of the booking portals. Minor damage will be deducted from the deposit.
Dishwasher
There is a dishwasher on the lower floor for cleaning dishes. We will be happy to explain to you at check-in how it works and what to look out for. Dishwasher tabs can be purchased from us for an additional 10 Bath if the ones provided are not sufficient

Drinking water
We provide free drinking water on both floors. We will explain the water dispensers to you at check-in. Please let us know in good time if you need new water.
ELECTRICITY
Please note that we are located on a small island. The main power supply to the island is still under construction and sometimes there are intermittent problems, short power cuts or temporary overloads. This is normal here – when there are power cuts at the villa, it usually affects the whole area (or the whole island), but only for a very short time.
Occasionally the local government turns off the power all day to work on local faults… in which case we will do our best to inform you as soon as possible.
Please note that our water system works with electric pumps. If there is no electricity, the water in the taps/showers will not flow until the electricity is switched on again . If you have turned on a tap and no water comes out, please remember to turn it off again.
If some electrical appliances (e.g. the villa’s water pump, the internet router, the hot water system…) cannot be switched back on, please unplug them, wait about 5 minutes and then try again. If an appliance still does not switch back on, please contact us.
Excursions
We are happy to take care of the organization of your excursions. Please feel free to contact us. However, you are free to use other travel agencies.
Gardening
Due to the tropical climate, the gardens require regular maintenance and watering, which means that our gardeners have to enter the villa from time to time. We will inform you here in good time.
Hair dryer
Hairdryers are available on each floor.
Laundry
Bed linen and towels are changed on the cleaning days agreed with you. Personal laundry can be washed in the two washing machines. Laundry Detergent can be purchased separately in the supermarket. You can also take your personal laundry to a laundry service. We will help you to find the right laundry service.
Mosquitoes
In Southeast Asia (especially on the islands and in the national parks) there are mosquitoes at certain times of the year. Mosquitoes are most active in the afternoon, just before sunset. Please apply mosquito repellent for your own comfort. If you have not brought any mosquito repellent with you, it is best to use the “OFF” product in an orange spray can. You can find this brand in any pharmacy and in most mini-markets.
Parasols
Please close the Parasoles when it is windy and when you leave the house.
Pharmacy
The nearest pharmacy is located on the main street: ” Longbeach Pharmacy “
Pool
The pool is cleaned every two to three days. The cleaning company usually comes to the side of the pool unannounced. Cleaning takes about 10-15 minutes.
The pool loses water quickly in the heat, so we have to refill the pool with water from time to time. We will inform you about the water supply.
Please shower before swimming so that as little sand, dirt and sweat as possible gets into the water.
We would like to point out that we are NOT responsible for self-inflicted accidents such as jumping or diving into pool and ask you to refrain from doing so.
Rest Periods
Please respect that there are other neighbors, permanent residents and guests who live or stay in the neighboring houses. Please keep noise to a minimum and turn down the music and TV.
Absolute silence is requested from 10 pm.
Security deposit
We ask for a deposit of 10,000 Bath. This is to cover any damage, the billing of electricity consumption and the final cleaning. Please bring the amount with you in cash
Scooter rental
Please contact us if you need a scooter. We will be happy to organize it for you.
Smoking
Smoking is prohibited in the entire house. Please use the outdoor area.

Please do not take your towels to the beach
Waste/disposal
There is no public garbage collection at the villa. Please take your garbage to the concrete garbage can on the way down to the main road. Please separate the garbage as follows:
-glass separately
-Paper and plastic separately
-Separate kitchen waste and residual waste
There are three waste garbage cans on each floor for this purpose. The waste garbage can for kitchen waste and residual waste is located under the sink.
Water
Our water supply comes from a deep well. Please do not drink it! Brushing your teeth and washing is perfectly fine.
Use bottled water for drinking (even for hot drinks). TIP: Ice is made from safe, filtered water – it’s fine to put ice in your drink at a restaurant, and you can buy bags of ice at 7-11 stores and other mini-markets. However, you can also make your own ice cubes in both refrigerators.
Washing machine
There is a washing machine on each floor. We recommend the washing machine on the lower floor for clothes. Laundry racks and clothespins are located on the upper floor in the first bathroom and on the lower floor behind the house by the pool.
